OCCUPANCY - MOVING RENTING SELLING
For building security, all changes in occupancy, moves, open houses, sales and rentals must be reported to The board and Building Management 206-706-8000 as soon as possible.
Failure will result in a fine.
MOVE IN / MOVE OUT
Owners must ensure a QAOV registration is on file for all changes in occupancy.
Failure will result in a fine.
RENTING
OWNERS
A copy of the lease agreement must be supplied to Building Management prior to any new tenant occupancy
Lease and rental contracts must comply with the Declaration, Bylaws and House Rules. These must be supplied to and explained to occupants who by terms of the contract agree to comply. Failure to comply may result in eviction.
Lease must must be for at least six months.
Homeowner must provide proof of a background check to Building Management; results are not required to be submitted to the Association.
Contact information for both occupants and owners must be on file (Fill out the QAOV registration).
Short term rentals (less than 30 days) are prohibited.
Leasing parking spaces and storage spaces to non-residents of QAOV is prohibited.
Damages made during any change in occupancy will be assessed to the unit owner.
TENANTS
Renters use QAOV registration to submit a (required) phone number and Vehicle information.
Doors are not to be left propped open without a door attendant.
Unwanted Items
If you have unwanted items, do not leave them abandoned in or around the building. See Donation Resources Below.

SELLING
Owners must inform Building Management when they plan to sell their unit and provide details about the realtor.
INSURANCE
It is mandated that all homeowners carry an HO-6 insurance policy.
Renters should have renter’s insurance to cover loss of their personal property.
BUILDING INSURANCE
The association has property and liability insurance on QAOV in accordance with state law. It does not cover your personal property, personal liability, or loss of use.
