General Information


New Residents:
New residents should contact CWD Group  Main Phone: (206) 706-8000 prior to officially taking residence
.  This will allow us to hang elevator padding to help protect our building, and will allow the board to announce to the association when the elevator may not be readily available for residents with mobility issues.  Building rules require a notice of 2 business days of all resident changes.  Failure to contact the management company could result in a fine.  If you have unwanted items, please do not leave them abandoned in or around the building.  Please click here to learn how to dispose of your other unwanted items.

Access to Shared Resources:
Occasionally, you may need access to areas such as the water main, electrical panel, or cable television room.  Prior to scheduling an appointment with a professional service person, and to avoid frustration, please call
(206) 706-8000 to make arrangements for someone to unlock any secured areas your service professional may need access to.

Remodeling:
Please always contact the building manager at: (206) 706-8000
before remodeling.  Some remodeling tasks, such as installing new hardwood flooring, will require approval in writing from downstairs neighborsIt is also courteous to alert neighbors due to an increase in noise and potential lack of elevator accessTo avoid frustration, please contact the management company before beginning your remodeling project.

Common Areas:

Please help us keep our home looking nice.  Please keep the lobby, rec room, walkways and entrances free of debris.  If you see something in need of repair, please make note of it on the form across from the mailboxes in the lobby.  If you see someone causing damage, or making a mess on the property, please
contact the building manager at: (206) 706-8000 immediately.
  • It is never okay to leave trash in or around the building common areas.
  • It is not okay to toss cigarettes off your deck.
  • Please remember to wipe your feet on the mats provided.
  • It is not okay to water plants on your deck and allow the water to overflow onto your downstairs neighbor's property.
  • If you expect packages, and will not be home to receive them, please make arrangements with a neighbor to retrieve your package so it is not left in the lobby.
  • Please do not leave your unwanted items in the rec room, lobby or outside the building.  Instead, please post the item on www.craigslist.com, donate the item (see list below), or, if it is in bad condition, throw it away.  (See Trash for more information.)

Battery & Light Bulb disposal:
Light Bulbs:  All fluorescent lights, such as tubes and compact fluorescent bulbs (CFL), contain mercury and are banned from Seattle’s garbage. To find light bulb collection sites visit https://www.lightrecycle.org/  Halogen and Xenon light bulbs go in the garbage. They cannot be recycled in your curbside recycling bin. (Only glass bottles and jars can be recycled in your curbside cart or at the transfer stations. Other glass items have different melting points and must be recycled with special processes.)  Incandescent bulbs and LED bulbs go into the garbage.

Pets:
We are fortunate that our building allows pets.  Please contact the management company to register your pet at:  (206) 706-8000 Please be a good neighbor and pet parent.  Always pickup your pet's waste, even in areas such as the island in front of the building.  It is also a good idea to put a pet alert on your door.  In the event of a fire, emergency staff will know there is a pet in your unit.  Please do not allow your pets to relieve themselves anywhere on the grounds, such as the entrances, garages, the elevator, or other common areas.  If an accident happens, please clean it up immediately.  Please be a good neighbor and always clean up after your pet.  Be aware of and follow pet rules.
 
Pet owners are fully responsible for any damage caused by their pets.
 
Please do not feed birds or other urban wildlife:
Please do not leave bread or other food out for birds.  Birds are not the only creatures who eat food left around the building; rodents are also attracted to this food.  Our maintenance man has to power wash bird waste.  This extra work comes at a cost to the association, so please do not leave out any food or trash that will attract birds or rodents out of courtesy to your neighbors, and to avoid additional cleaning costs. 
 
Trash:
If you are remodeling your unit, moving, or need to dispose a mattress, piece of furniture, or large quantities of items, please do not fill the dumpster with your garbage.  There are many charitable organizations where you can donate unwanted items, and in the case of a remodel, your contractor should be responsible for removing your trash.

Where to donate unwanted household items:
Please do not leave your unwanted items in the lobby, near the trash, or in other areas in or around the building.  There are many donation sites nearby, some will even come pick up your unwanted items.

Decks:
  • Watering:  If you have plants on your deck, they MUST ALL have liners underneath so they do not drip onto your neighbor's deck or cause water damage to the deck.
  • How to clean your deck:  Please use Simple Green All Purpose Cleaner to clean your deck.  When cleaning the deck floor, please apply with a scrub brush specifically made for cleaning decks to prevent damaging the surface.  A vinegar rinse could potentially help slow regrowth of mold.  When cleaning your deck, take precautions to ensure your deck cleaning efforts do NOT impact your neighbors. 

Rec Room:

There is a recreation room on the 2nd floor. The use of this room is limited to owners, tenants,and their guests. The front door entry key will give you access to this common area.  If you use this area, please leave it in the same, or better condition than you found it. 
  • Turn off lights and anything else you use before you leave. 
  • If you adjust the heat, return it to the original temperature. 
  • If you bring in food, do not leave your food waste, take it with you and dispose of it properly.
  • Do not leave any unwanted items in the Rec Room.
Our maintenance person does not clean this area frequently. 
 
Hours:  8:00 AM until 10:00 PM. (Quiet hours must be adhered to after 10:00 PM.)
 
The spa is non-functional, and there are no plans to address that issue.
 
Bike Racks:
Bike racks are in the P1 garage.  Since space is limited, if find you are not riding your bike, please consider donating it, selling it or moving it to your storage unit.
 
Quiet Hours:
Quiet hours are from 10:00 p.m. to 8:00 a.m., Sunday through Thursday, and 11:00 p.m. through 8:00 a.m., Friday and Saturday.
 
Prohibited Activities:
  • No firecrackers or fireworks of any kind are allowed.
  • Batting, kicking or throwing balls against any walls of the building is not permitted.
  • Common areas should not be used as play areas.
