No access to units required. 5/16/14 Power Washing 5/3/14 - 5/4/14 Announcements - Rekey An owner had their keys and license stolen this week
so we are rekeying the building. This rekey is scheduled for Monday, May 5th between 9 and noon. Keys will be available for pickup in recreation
room on: Saturday at 10am and Sunday at 6pm Please contact me by email at lholmes@condomanagements.com or
by phone at 206-937-4856 if you cannot be available this Saturday and Sunday to
pick up keys and we will make other arrangements. If you would like to give permission for someone
other than the owner of the unit to pick up keys, for instance a tenant or
property manager, roommate or a friend, please contact me with the name of that
person and they will be added to the list.
Please have them bring a picture ID.I will be out of the office on Friday, but will get
any emailed or voice mailed changes on Saturday morning and will
make sure they are forwarded for the key distribution. Tenants,
if you do not hear from your landlord, please call them. We do not have
emails or phone for some of the owners in the building. Since they live
off-site, they will likely not be aware of this problem. IMPORTANT NOTE: no later than noon on Monday, May 5th, the current keys will not work.You MUST make arrangements to get a new building key and codes. 3/18/14 Bike Racks If you have a bike in the rack, please label your bike with a piece of painter’s tape with your name, unit number and the date (the tape is located near the bike rack. Please contact us if the tape disappears.). On May 1, 2014, we will check the bike rack for unlabeled bikes and remove them. We plan to donate any abandoned bikes to Bike Works, so if you have a bike in the bike rack, but no longer want it, please consider donating it to Bike Works: http://bikeworks.org/bicycle-donations/ or some other organization. If you have any questions, or if you are out of town and cannot get to your bike to label it, contact us by email at lholmes@condomanagements.com or call Lisa at 206-937-4856. 3/14/14 10:00 a.m. 4th Floor Awning Inspection.posted Jan 15, 2014, 4:23 PM by Tracy Wallschlaeger [ updated Mar 4, 2014, 10:18 AM ] One of your neighbors reported that their awning needs some significant repairs, so we are scheduling an awning company to come out and do an inspection to assess the condition of all the awnings on the 4th floor and take measurements for any necessary repairs.We have scheduled the inspection with Mark of Awning Solutions for Friday, March 14, 2014, beginning at 10:00 a.m. In order to complete this inspection, we need access to every unit on the 4th floor.
Landlords, I've included your tenant and management company
representative if I have their email address, but please work with them
to make sure that we have access for this inspection. We
understand that many of you have to work and may not be able to take
time off for this inspection. If that is the case, please contact me
with information on how we can get access (a friend who will house sit
or a neighbor who is holding the key, etc.).

A week or so ago, you should have received in the mail a notice of the
QAOV Association annual meeting. Our meeting this year will be this
Wednesday, January 15, at 7:30 pm in the rec room on the second floor.
We (your current board) will provide an update on significant things
that have happened over the last year. We will also have an election of
board members. Our governing documents provide for a board of 3
members. Typically only one of those positions is up for election each
year, and they rotate for 3-year periods. However, this year we are
putting all 3 positions up for election. Your current 3 board members
(Brian Keeley, Tracy Wallschlaeger, and Jeff Brewitt) are all willing
ton continue to serve on the board, but if any owner wants to nominate
someone for a position or wants to run for a position, please let Lisa
Holmes know before the meeting so that the election can run smoothly.
At
each association annual meeting, there's a chance to discuss new
business. This is your opportunity as an owner to raise issues that you
think the association or the board should address in a way that allows
for discussion among the association members - its owners. If you have
something that you would like discussed or voted on at this association
meeting, please let Lisa Holmes know before the meeting so that the item
can be discussed.
Finally,
please note that it's important that enough people attend the meeting
to reach a quorom of owners. The notice of the meeting included a proxy
form that you can complete to allow another owner or a board member to
act as your proxy and vote on your behalf. If you cannot attend the
meeting, we encourage you to give your proxy to another owner or a board
member with instructions on whether and how to vote.

board has requested Chris Scully of Kappes Miller contact vendors to
replace the carpeting in the elevator. Unfortunately, our maintenance
person is unable to complete this task. Bill,
our maintenance man is patching walls throughout the building and will
be touching these up with paint. If you see damage, please leave a note
on the paper across from the mailboxes in the main lobby so Bill may

clean the exterior windows.

June 4, 2013 1. Residents do not need to be present for this, and access to units is not required. All cleaning will take place from the outside of the building. But please take any steps you feel you need to take (drawing curtains, closing and locking windows) for the security of your unit and your privacy. 2. Windows and sliding glass doors within the decks, and windows and sliding glass doors next to patios on the ground level, will NOT be cleaned. Owners or residents are responsible for cleaning the windows and sliding glass doors on their decks and patios themselves. 3. Interlake will remove window screens to clean the windows and replace them when they are done, but they will not clean the screens. Interlake tells us that they find that the windows look best if the resident removes the screen from the window beforehand and cleans it (running it a bathtub or shower and letting it dry there was their suggestion) and then replaces it after Interlake cleans the windows. Otherwise, Interlake will be replacing a dirty screen on a clean window, which might make the window dirty again. maintenance team will be power washing the main and north entrances as
well as the ramp in front of the first floor units Wednesday and
Thursday, May 29th and May 30th from 10:00 a.m. to noon each day. If
you own a unit on the first floor, please make sure to close your
sliding glass doors and windows on these days and move any items stacked
on your patio area so Bill may easily clean this area. Fire Alarm Inspection Scheduled for 6/1/12 and 6/2/12 Chris Scully of Kappes Miller recently notified the board that he arranged the following annual fire alarm inspections: Friday, June 1, 2012 Beginning at 9:00a.m. - 11:00 a.m. (estimate) Access to
individual units will NOT be necessary for these tests. They just need
access into the building and the mechanical rooms.

2, 2012 Beginning at 9:00 a.m. - until all units have been entered, so end time is unknown.
If you have a pet or child who will be upset by the alarms going off and need to leave the building, please make arrangements with a neighbor or board member to provide access to your unit. |
